Why Stucco Needs a Breathable System

Stucco is masonry — it absorbs moisture from rain outside and vapor inside, and it has to release both. Standard house paint forms a film that traps that moisture, which is why painted-over stucco blisters and pops in our climate. Every product we use is chosen for permeability first.

Elastomeric Coatings

Ten times thicker than paint, flexible enough to bridge hairline cracks, and formulated to breathe — the gold standard for weathered stucco.

Breathable Masonry Acrylics

For stucco in good condition — high-perm acrylics that refresh color without sealing the wall shut.

Alkali-resistant primers that bind chalky surfaces and neutralize stucco's high pH before any topcoat.

Is Elastomeric Always the Right Choice?

No — and a contractor who says otherwise is selling you a product, not a solution. Elastomeric earns its cost on cracked, weathered, or wind-exposed stucco. But on walls with a moisture problem behind them, a thick coating makes things worse by sealing water in.

That's why we take moisture readings first. If your walls read wet, we find the source — failed flashing, sprinklers, grade issues — before any coating goes on. Fix the water, then seal the wall. In that order, the finish lasts a decade or more.
