The Right System for Your Siding
Every siding fails differently in Sudden Valley weather. Pick yours — the prep, primer, and coating change with it.
Cedar & Wood Siding
Sudden Valley's classic — and its most demanding. Cedar moves with moisture, so the system has to breathe: oil or acrylic primer on bare wood, then two coats of 100% acrylic that flex through freeze-thaw.
What Exterior Painting Costs in Sudden Valley
Sudden Valley repaints run the standard $5,000–$15,000, with shade-side prep and ACC color approval built into every estimate rather than bolted on later. Cedar that lives under heavy tree cover needs moss treatment and extra drying time, and we schedule for it.
The estimate is free, written, and ACC-ready, so approval paperwork never stalls your start date.
Coatings Chosen for Sudden Valley's Weather
Around Sudden Valley, coatings live or die by deep forest shade that breeds moss and keeps walls damp. We choose 100% acrylics that flex with the seasons and stay breathable, stepping up to elastomeric coatings where the surface needs them.
The difference shows up in years: cheap-and-fast can peel by year three, while a properly specced job holds 8–12 years on siding, 5–7 on hard-hit trim.
Prep Is Everything on Older Cedar Siding
The houses tell us how to prep: 1970s-onward cedar homes under heavy tree cover around Sudden Valley bring weathered wood, old coatings, and often pre-1978 paint. We handle it lead-safe (EPA-certified), treat the moss, and prime every inch of bare wood.
Paint over bad prep is a rental agreement with your own walls. We'd rather do it once.
Timing Around Whatcom County Weather
We paint Sudden Valley exteriors late spring through early fall, because coatings cure right on dry surfaces above 50°F and not otherwise. Wall sequencing follows the weather day by day.
If you want a mid-summer start, the estimate that secures it usually happens by early spring.

A Planned Community in the Firs: A Short History of Sudden Valley
Banning Austin owned this stretch of the Lake Whatcom shore first. In 1949 he sold to Glen and Betty Corning, who called it the Ranch and raised their family there until 1968, when they sold 1,200 acres for $1.8 million to Ken Sanwick of Sudden Valley Inc.
Sanwick pitched it as Sudden Valley Undevelopment, homes tucked into the woods with the trees left standing. The county approved the first 158 lots in 1969, and Mae Schatz bought the first one that May. The developer changed hands twice in the 1970s and went bankrupt, and in December 1976 the residents' own Sudden Valley Community Association took title to the roads, parks, marina, and golf course.
Today it is the second-largest homeowners association in western Washington, home to 6,354 people at the 2020 census, with a Ted Robinson golf course, a marina, and miles of trails. The lake it sits on is the drinking water for about 85,000 people, which shapes what you can do near the shore.
Outside, the shade side grows moss and the lake side fades. We treat, wash, prime bare cedar, and use breathable coatings, then pick colors from the HOA palette so approval is quick.
