A Planned Community in the Firs: A Short History of Sudden Valley
Banning Austin owned this stretch of the Lake Whatcom shore first. In 1949 he sold to Glen and Betty Corning, who called it the Ranch and raised their family there until 1968, when they sold 1,200 acres for $1.8 million to Ken Sanwick of Sudden Valley Inc.
Sanwick pitched it as Sudden Valley Undevelopment, homes tucked into the woods with the trees left standing. The county approved the first 158 lots in 1969, and Mae Schatz bought the first one that May. The developer changed hands twice in the 1970s and went bankrupt, and in December 1976 the residents' own Sudden Valley Community Association took title to the roads, parks, marina, and golf course.
Today it is the second-largest homeowners association in western Washington, home to 6,354 people at the 2020 census, with a Ted Robinson golf course, a marina, and miles of trails. The lake it sits on is the drinking water for about 85,000 people, which shapes what you can do near the shore.
Kitchens here are mostly 70s to 90s wood, and painting them is the fastest way to bring a lake house up to date. Doors are sprayed off-site, boxes hand-finished in place.
