Why Sudden Valley Homeowners Choose a Local Painter
Under the firs beside Lake Whatcom, Sudden Valley homes battle shade, moss, and moisture — we prep and paint for exactly those conditions. Our wet Pacific Northwest weather is hard on paint, so every proposal starts with prep.
Deep forest shade around Lake Whatcom keeps siding damp, feeding moss and mildew that must be treated before any paint goes on.
Sudden Valley has plenty of homes built before 1978, where old coatings need careful, lead-safe prep. As an EPA Lead-Safe Certified Firm, our crews handle scraping and sanding on older siding the safe, legal way — and we schedule every exterior around real Whatcom County weather windows.

Painting Homes in Sudden Valley
Lakeside homes under Sudden Valley's dense tree cover fight moss, shade, and Lake Whatcom humidity year-round — prep and product choice make all the difference here.
Painting in Sudden Valley means working with the forest — moss on the shade side, sun-fade on the lake side, and an HOA palette to match. We've done enough homes here to make all three routine.
A Planned Community in the Firs: A Short History of Sudden Valley
Banning Austin owned this stretch of the Lake Whatcom shore first. In 1949 he sold to Glen and Betty Corning, who called it the Ranch and raised their family there until 1968, when they sold 1,200 acres for $1.8 million to Ken Sanwick of Sudden Valley Inc.
Sanwick pitched it as Sudden Valley Undevelopment, homes tucked into the woods with the trees left standing. The county approved the first 158 lots in 1969, and Mae Schatz bought the first one that May. The developer changed hands twice in the 1970s and went bankrupt, and in December 1976 the residents' own Sudden Valley Community Association took title to the roads, parks, marina, and golf course.
Today it is the second-largest homeowners association in western Washington, home to 6,354 people at the 2020 census, with a Ted Robinson golf course, a marina, and miles of trails. The lake it sits on is the drinking water for about 85,000 people, which shapes what you can do near the shore.
For a painter, Sudden Valley means working with the forest. Moss on the shade side, fade on the lake side, and an HOA palette to match. We treat and wash, prime bare cedar, use breathable coatings, and we have done enough homes here to make all three routine.
