Every Kind of Commercial Space in Blaine
Pick your property type — the plan, products, and schedule change with it.
Offices & Professional Suites
Weekend and evening repaints so your team never works around wet paint. Low-odor, fast-cure coatings mean the office smells like an office on Monday morning.
Harbor to Border, Painted Right
Blaine's commercial mix runs from Drayton Harbor businesses to border-traffic storefronts on Peace Portal. Salt air is the common enemy, and honest prep is the answer we bring to every building.
Multi-family and HOA properties get scheduled unit by unit, with notices handled so residents always know what's next.
After-Hours When You Need It
Customs brokers, restaurants, retail: whatever your hours are, we paint around them, not through them.
What Blaine Businesses Can Expect
Schedules that hold, commercial-grade coatings, and paperwork handled before the first drop cloth goes down.
Painting That Works Around Your Business Hours
Downtime costs you money, so we build the schedule around your hours — nights, weekends, or phased areas — and hit the dates in the contract. That's true for every Blaine business we serve, from single storefronts to multi-building properties.
A dedicated project manager coordinates with your staff or property manager daily, and every crew member is badged, insured, and background-checked.
Coatings Built for High Traffic
Lobbies, corridors, and retail floors need scuff-resistant, scrubbable finishes — not homeowner-grade paint. We spec commercial urethanes and epoxies where traffic demands it, and low-VOC systems for occupied spaces like offices and clinics.
The result reads clean years longer between repaint cycles.
Multi-Family & Property Management
We handle unit turns, common areas, and full exterior repaints for Blaine's apartment and condo communities — with per-unit pricing that makes budgeting simple.
Ask about standing agreements: many local property managers keep us on call for turnovers.
Licensed, Insured, and COI-Ready
Hilltop Painting is licensed, bonded, and insured in Washington. Certificates of insurance are provided before work starts — no chasing paperwork.
Detailed, itemized proposals arrive within 48 hours of the walkthrough.
Exact Brand & Color Matching
Franchise spec sheet or a single faded chip — we match it exactly with Sherwin-Williams commercial systems, and document the formula for future touch-ups.
Your locations stay consistent, your brand stays sharp.
Maintenance & Repaint Programs
Annual touch-up cycles and scheduled repaints keep your property looking sharp and your budget predictable — no surprise capital expense every few years.
One call, same crew, year after year.

Canneries, Mills, and the Peace Arch: A Short History of Blaine
Drayton Harbor was Semiahmoo country, and the Semiahmoo people are part of the ancestry of today's Lummi Nation. Settlers came in the mid 1800s to log, fish, and outfit prospectors heading north to the Fraser gold fields.
The Alaska Packers Association built a cannery on Semiahmoo Spit in 1880, on the site of a village it had cleared, and for decades ran the largest salmon cannery in the world there. Blaine incorporated on May 20, 1890 and took its name from James G. Blaine, the Maine senator and 1884 presidential candidate. The Cain brothers built the biggest store north of Seattle, a shingle mill, a hotel, and the first public wharf, and Blaine lumber helped rebuild San Francisco after the 1906 fire.
The Peace Arch went up on the border in 1921, and the fishing fleet kept the harbor busy into the 1970s, with hundreds of purse seiners and gillnetters working north to Alaska. Today the two marinas hold sailboats and yachts, the old cannery site is a resort, and downtown keeps its turn-of-the-century look on purpose.
Downtown's turn-of-the-century storefronts want careful trim work and colors that fit the theme. The marina, border, and highway businesses want durable coatings and schedules that work around traffic.
