Every Kind of Commercial Space in Birch Bay
Pick your property type — the plan, products, and schedule change with it.
Offices & Professional Suites
Weekend and evening repaints so your team never works around wet paint. Low-odor, fast-cure coatings mean the office smells like an office on Monday morning.
Resort Properties on a Booking Calendar
Birch Bay commercial work revolves around the season: vacation rentals, resort buildings, and storefronts that need to look sharp by Memorial Day. We schedule backward from your bookings and finish before the crowds arrive.
Salt-facing walls get marine prep, itemized so owners can see exactly what the bay costs.
Durability Rentals Can Live With
High-turnover properties get scrubbable, hard-wearing systems that survive cleaning crews season after season.
What Birch Bay Businesses Can Expect
Schedules that hold, commercial-grade coatings, and paperwork handled before the first drop cloth goes down.
Painting That Works Around Your Business Hours
Downtime costs you money, so we build the schedule around your hours — nights, weekends, or phased areas — and hit the dates in the contract. That's true for every Birch Bay business we serve, from single storefronts to multi-building properties.
A dedicated project manager coordinates with your staff or property manager daily, and every crew member is badged, insured, and background-checked.
Coatings Built for High Traffic
Lobbies, corridors, and retail floors need scuff-resistant, scrubbable finishes — not homeowner-grade paint. We spec commercial urethanes and epoxies where traffic demands it, and low-VOC systems for occupied spaces like offices and clinics.
The result reads clean years longer between repaint cycles.
Multi-Family & Property Management
We handle unit turns, common areas, and full exterior repaints for Birch Bay's apartment and condo communities — with per-unit pricing that makes budgeting simple.
Ask about standing agreements: many local property managers keep us on call for turnovers.
Licensed, Insured, and COI-Ready
Hilltop Painting is licensed, bonded, and insured in Washington. Certificates of insurance are provided before work starts — no chasing paperwork.
Detailed, itemized proposals arrive within 48 hours of the walkthrough.
Exact Brand & Color Matching
Franchise spec sheet or a single faded chip — we match it exactly with Sherwin-Williams commercial systems, and document the formula for future touch-ups.
Your locations stay consistent, your brand stays sharp.
Maintenance & Repaint Programs
Annual touch-up cycles and scheduled repaints keep your property looking sharp and your budget predictable — no surprise capital expense every few years.
One call, same crew, year after year.

What Our Customers Say
"The crew was very prompt, courteous, efficient and detail oriented. They even painted the letters on the building! The building looks terrific and we are extremely happy with the work. We highly recommend Hilltop Painting."
"I can't say enough good things about Hilltop Painting! We discussed our project with a number of companies and received a crazy range of quotes, from $20k to $130k. We found out later that the least expensive option didn't include trim repair or the proper equipment to tackle our slope."
"Excellent work by Daniel and his team! We own multiple medical clinics and I have hired over a dozen painters in the past. Hilltop is on the top of the list in terms of both pricing and quality of work! Highly recommend!"

From Say-wak to Summer Cottages: A Short History of Birch Bay
The people who lived here first called the place Say-wak, meaning people saved from a flood by building a raft. One of the largest archaeological sites in the area sits inside Birch Bay State Park.
Spanish ships out of Mexico charted the bay in 1791 and called it Puerto del Garzon. A year later George Vancouver's expedition anchored here for several days, and the botanist Archibald Menzies renamed it Birch Bay for the birch trees along the shore.
For most of the 1900s Birch Bay was a summer place of cottages and cabins. The 2000s brought condominiums and vacation homes for buyers on both sides of the border, and the population roughly doubled between 2000 and 2020, to 10,115. That makes it bigger than every city in the county except three, which is why incorporation keeps coming up.
Resort businesses, rental management buildings, and the shops along Birch Bay Drive all live with the same salt exposure, and most need work done in the off-season.
