Every Kind of Commercial Space in Sumas
Pick your property type β the plan, products, and schedule change with it.
Offices & Professional Suites
Weekend and evening repaints so your team never works around wet paint. Low-odor, fast-cure coatings mean the office smells like an office on Monday morning.
Rebuilt and Ready for Business
A lot of Sumas commercial property has been rebuilt or repaired since the flood, and finishing that work right matters: proper primers on new substrates, durable systems over them, and repair items quoted separately where they remain.
Border-traffic businesses get facades that hold up to weather and first impressions alike.
Working Around the Border Clock
Early mornings, evenings, weekends: whatever your traffic pattern is, the schedule bends to it.
What Sumas Businesses Can Expect
Schedules that hold, commercial-grade coatings, and paperwork handled before the first drop cloth goes down.
Painting That Works Around Your Business Hours
Downtime costs you money, so we build the schedule around your hours β nights, weekends, or phased areas β and hit the dates in the contract. That's true for every Sumas business we serve, from single storefronts to multi-building properties.
A dedicated project manager coordinates with your staff or property manager daily, and every crew member is badged, insured, and background-checked.
Coatings Built for High Traffic
Lobbies, corridors, and retail floors need scuff-resistant, scrubbable finishes β not homeowner-grade paint. We spec commercial urethanes and epoxies where traffic demands it, and low-VOC systems for occupied spaces like offices and clinics.
The result reads clean years longer between repaint cycles.
Multi-Family & Property Management
We handle unit turns, common areas, and full exterior repaints for Sumas's apartment and condo communities β with per-unit pricing that makes budgeting simple.
Ask about standing agreements: many local property managers keep us on call for turnovers.
Licensed, Insured, and COI-Ready
Hilltop Painting is licensed, bonded, and insured in Washington. Certificates of insurance are provided before work starts β no chasing paperwork.
Detailed, itemized proposals arrive within 48 hours of the walkthrough.
Exact Brand & Color Matching
Franchise spec sheet or a single faded chip β we match it exactly with Sherwin-Williams commercial systems, and document the formula for future touch-ups.
Your locations stay consistent, your brand stays sharp.
Maintenance & Repaint Programs
Annual touch-up cycles and scheduled repaints keep your property looking sharp and your budget predictable β no surprise capital expense every few years.
One call, same crew, year after year.

What Our Customers Say
"The crew was very prompt, courteous, efficient and detail oriented. They even painted the letters on the building! The building looks terrific and we are extremely happy with the work. We highly recommend Hilltop Painting."
"Daniel was great to work with, prompt in his communication & patient with us when βweβ (HOA of condos) took longer to decide than a standard homeowner."
"I can't say enough good things about Hilltop Painting! We discussed our project with a number of companies and received a crazy range of quotes, from $20k to $130k. We found out later that the least expensive option didn't include trim repair or the proper equipment to tackle our slope."

Border Town on the Flats: A Short History of Sumas
Nooksack people lived on this ground for thousands of years before Robert Johnson, the first permanent settler, arrived in 1872. The name Sumas means land without trees, or big flat opening, and it fits: the town sits on a broad floodplain that drains north to the Fraser.
Sumas City incorporated on June 18, 1891 as a railroad hub, and for a while it supplied the Mount Baker gold rush. The Sumas Roundup rodeo drew crowds in the early 1900s. Today the 24-hour port of entry at the north end of State Route 9 connects the town to Abbotsford, British Columbia, right across the line.
Water is the recurring story. Floods have been recorded since settlement, the November 1990 flood did millions in damage, and on November 15, 2021 about 85 percent of the homes in town were damaged and hundreds of people had to be rescued. Sumas has rebuilt a lot since, and we have painted a good share of it.
Border businesses, farm operations, and the downtown blocks need durable coatings and schedules that work around truck traffic and harvest.
