Every Kind of Commercial Space in Burlington
Pick your property type β the plan, products, and schedule change with it.
Offices & Professional Suites
Weekend and evening repaints so your team never works around wet paint. Low-odor, fast-cure coatings mean the office smells like an office on Monday morning.
Retail, Warehouse, and Everything Between
Burlington's commercial spine runs from Burlington Boulevard retail to freeway-side warehouses and offices. Different buildings, different systems: elastomeric on tilt-up, DTM on steel, scrubbable acrylics inside.
Wind-driven rain off the flats means exterior prep gets checked, not assumed.
On Schedule Means On Schedule
Retail can't close and warehouses can't stop shipping. We phase work so your operation never does either.
What Burlington Businesses Can Expect
Schedules that hold, commercial-grade coatings, and paperwork handled before the first drop cloth goes down.
Painting That Works Around Your Business Hours
Downtime costs you money, so we build the schedule around your hours β nights, weekends, or phased areas β and hit the dates in the contract. That's true for every Burlington business we serve, from single storefronts to multi-building properties.
A dedicated project manager coordinates with your staff or property manager daily, and every crew member is badged, insured, and background-checked.
Coatings Built for High Traffic
Lobbies, corridors, and retail floors need scuff-resistant, scrubbable finishes β not homeowner-grade paint. We spec commercial urethanes and epoxies where traffic demands it, and low-VOC systems for occupied spaces like offices and clinics.
The result reads clean years longer between repaint cycles.
Multi-Family & Property Management
We handle unit turns, common areas, and full exterior repaints for Burlington's apartment and condo communities β with per-unit pricing that makes budgeting simple.
Ask about standing agreements: many local property managers keep us on call for turnovers.
Licensed, Insured, and COI-Ready
Hilltop Painting is licensed, bonded, and insured in Washington. Certificates of insurance are provided before work starts β no chasing paperwork.
Detailed, itemized proposals arrive within 48 hours of the walkthrough.
Exact Brand & Color Matching
Franchise spec sheet or a single faded chip β we match it exactly with Sherwin-Williams commercial systems, and document the formula for future touch-ups.
Your locations stay consistent, your brand stays sharp.
Maintenance & Repaint Programs
Annual touch-up cycles and scheduled repaints keep your property looking sharp and your budget predictable β no surprise capital expense every few years.
One call, same crew, year after year.

From Logging Camp to Crossroads: A Short History of Burlington
Burlington started as a logging camp set up by John P. Millett and William McKay in 1882, on the flats where the Skagit Valley's roads and rails would soon cross. It incorporated on June 16, 1902.
The first businesses lined Fairhaven Avenue, and that street is still the heart of the old downtown, revitalized in recent years. The interurban railway that opened in 1912 tied Burlington to Bellingham, Mount Vernon, and Sedro-Woolley, and the town has been the valley's crossroads ever since.
It sits about halfway between Seattle and Vancouver, and today it is Skagit County's retail hub, ringed by tidy neighborhoods old and new. The 2020 census counted 9,152 people.
This is Skagit's retail crossroads. Storefronts, restaurants, and the corridor's commercial buildings get durable coatings on a schedule that keeps the doors open.
